PROPERTY MANAGEMENT SERVICES The following is a list of services provided by Select Property Enterprises, Inc. during the course of normal business: 1. Preview the property and determine with the Owner the marketability of the property and the rent range acceptable. 2. Place advertising with the Gazette Telegraph when needed and list property with with the different agencies and relocation services available. 3. Screen potential tenants and arrange for showings of the property. 4. Personally show the property pointing out all the selling points and property advantages. Answer any questions that the potential tenant may have and establish the qualifications of the tenant. 5. Accept application for rental and run credit checks through TRW, employment verifications (by phone) and check with a previous Landlord when applicable. The information collected is presented to the Owner for approval. In the event that an Owner is not available Management will use the guidelines established to approve or disapprove the application. 6. Perform an inspection of the property to provide a written statement of the condition of the property before the tenant takes occupancy. Pictures are taken for future reference of the inside and outside of the property. The Owner is responsible for submitting to Management a list of all personal property left in the property to include appliances and window coverings. Model numbers and warranties should be included with this list. Any pre-approved repairs or cleaning should be done at this time. 7. Prepare Management’s lease agreement with the terms set out in the application. Pets will be approved by Owner prior to the lease being finalized. 8. Collection of rent and monthly accounting of all funds as per the lease agreement and Colorado Real Estate Commission rulings. Statements provide a monthly accounting as well as a year to date. A 1099 is prepared for each property at the end of January. 9. Fielding of all calls from the Tenant regarding service requests. Management will respond to emergencies (running water, electrical or heating problems) promptly and notify the Owner as soon as possible. Any repair over $250.00 will require Owner approval unless deemed an emergency. Vendors used by Management carry workman’s compensation insurance or have signed the appropriate waiver. Each vendor carries their own liability insurance. Follow-up calls are done by the Agent to both the contractor and the tenant to make sure that the repairs are done quickly and competently. Inspections of larger repair items will be completed before final payment is made to the sub-contractor. Unless considered an emergency larger repair items are done on a bid basis with an Owner’s signature required. 10. Visual inspections of the property are done on a continuous basis through-out the term of the lease. Inspections with the tenant are done to allow for long term planning of capital improvements necessary to keep the property in its original condition. When possible, management will try to give the Owner several months to budget for larger repair items. 11. Memos are sent to the Owner notifying them of a tenant’s intent to renew or vacate. the rental process is started over again unless otherwise dictated by the Owner. Select Property Enterprises is a full service real estate company and is capable of handling listings and sales for an Owner. However, Select Property Enterprises honors agency for any referral given from an outside Broker. 12. In the event of property damage Management will file a claim with the appropriate insurance company and follow through with the necessary repairs. Owners agree to promptly pay to Management any insurance funds plus the necessary deductible. In the event an Owner wants additional work to be completed a separate agreement must be signed. Management does charge a 5% fee for any insurance claim filed that is covered by all major carriers. 13. Additional services are available for an Owner depending on the specific need. A separate agreement may need to be drawn up with additional fees required. 14. Every effort is made by Management to keep an Owner informed about the condition of the property as well as the marketplace.
