We formed our firm in 2006 to better meet the needs of our clients so they would be able to deal directly with the Brokers; all of our associates are licensed real estate Brokers in the state of Georgia. We offer full service property management and handle everything, tenants would not know who you are as the property owner nor contact you in any way. We secure a new tenant for you by advertising your property on our rental website at ARIrentals.com, which pushes out to several other national sites (i.e. Zillow, Hotpads, Realtor.com, etc.). We can utilize yard signs and lockboxes but we do not pay referral fees to other agents, saving you money. We advise other agents to seek compensation directly from their tenant clients. We do so much extensive advertising via the internet that most prospects do not need an agent to help them find our managed properties. We have general criteria that we look for in a tenant prospect. Once we process and verify a prospects rental application and information, if everything checks out okay, we proceed with eSigning lease forms, confirming utilities have been switched over and doing a detailed move in inspection with tenants before exchanging keys and granting possession of the property. We collect rent payments and distribute monthly rental payment(s) to you ten banking days after the tenants rent is deposited. We provide a detailed, monthly distribution report and yearly 1099’s for tax reporting purposes showing what rents were collected and distributed to you. We are the only point of contact for tenants for all inquiries and reporting of damage, repair or maintenance needs (unless you specify otherwise). We coordinate repairs and all bills for any work and/or materials are either paid directly by the property owner or in some instances may be withheld from the current month’s distribution. We can work with your repair vendor sources if you have a preference or have systems under warranty OR we have vendor sources we can use if you are not working with anyone specific.
