PET POLICY:
Pets considered at discretion of owner, with additional non-refundable pet deposit and pet rent per pet (if owner permits).


TENANT RESPONSIBILITIES (4mos. or less):
• Security Deposit: $400 (OAC) if lease is 4mos. or less; $200 non-refundable for cleaning.
• Community Fee: $35 includes water, sewer, trash.
• Utilities: $130
• Internet: $70
• For stays lasting 30+ days, tenants responsible for monthly professional cleanings required by our cleaners, at cost to tenant (to ensure home and furnishings well-kept).


TENANT RESPONSIBILITIES (5mos. or more):
• Security Deposit: Same as rent (OAC), fully refundable after cleaning, paint/patch, carpet cleaning, and any repairs needed for damages as a result of tenancy.
• Community Fee: $35 includes water, sewer, trash.
• Tenants responsible for moving electric (Idaho Power) to their name prior to move in.
• Smart lock fee: $9/mos.
• For stays lasting 30+ days, tenants responsible for monthly professional cleanings required by our cleaners, at cost to tenant (to ensure home and furnishings well-kept).
• Renter's insurance required.

APPLICATION PROCESS/CRITERIA:
• $40 fee per adult 18+.
• Minimum 625 credit score and clean background.
• Income should be minimum 3x rent (combined of all adult applicants).
• Will require proof of income and 2 references per adult applicant (1 employer and 1 previous landlord).
• Will required photo of each applicant's State ID, Driver's License, or Passport.


NO SMOKING OR VAPING IN THE UNIT OR ANYWHERE ON THE PROPERTY. Pets are allowed.
